Here’s a look at the real probate timeline (with a few ways to speed things up):
🗓️ Week 1–2: File for Probate
You’ll submit a petition to the local probate court. If there’s a will, it goes with it. If not, the court decides who the rightful heirs are. Either way — no property moves until this is filed.
🗓️ Week 3–8: Wait for Court Approval
Yep. Just… wait. In most states, it takes 4–8 weeks just to get a court date and approval to start the probate process. You can’t list or sell yet.
🗓️ Month 2–4: Inventory & Debts
You’ll have to document what the estate owns and owes — including the house, mortgage, taxes, and any personal debts. This must be submitted before assets are distributed or sold.
🗓️ Month 4–6: Start the Real Estate Process
Once the executor is officially appointed and the court approves, you can list the home, stage it, accept offers, and start preparing for closing.
🗓️ Month 6–9: Sale and Distribution
If all goes smoothly, closing happens. Proceeds get split per the will or court order.
If there’s drama? Add 6+ more months. 😬
